Design-Build
Pirnack-Walters Commercial Contractors approaches the design-build method by partnering with the client and design professionals in the role as the construction manager. Our team works closely with the design professionals in everything from material selections to the type of mechanical systems specified for the facility/building. The goal is always to control costs and provide our client with a cost effective streamlined process.
The design-build delivery method allows for a single contractual agreement between the client and construction manager as well as a single point of contact for accountability. Likewise, the process is conducive to completing projects with a fast-track schedule.

General Contracting
Pirnack-Walters Commercial Contractors approach to lump-sum competitive bidding is centered on maintaining strong relationships with our subcontractors and vend ors to ensure the lowest responsible pricing. By managing subcontractors and vendors with a ‘firm but fair hand’, we are able to provide competitive pricing to our client; and thus, have had considerable success delivering projects in this format.
Lump-sum competitive bidding is regarded as the customary contracting method in our industry. This process begins after the architect/engineer of record designs a project for an owner and/or client. At that point, the project documents are bid competitively through General Contractors who in turn solicit bids from subcontractors and vendors.
